Breckenridge is one of the most popular ski resorts during the Christmas holidays. The charming Victorian town takes on an air of Christmas past with the smell of wood burning fireplaces punctuates the snowfall in the air. The Victorian windows and their lace curtains glow in the dusk as the sun sets to the west. As the four base areas quiet down from the day on the slopes, Main Street comes alive.
Due to a last-minute cancellation, we at The Society have a one bedroom (sleeps 4) luxury condo in the heart of Breckenridge available for Christmas Week Rental. The flat, just steps from the lifts and Main Street was recently constructed with a design theme of luxury including liberal uses of granite and tile. The living room is most inviting with a large flat-panel television equipped with DVD and a gas fireplace. The bedroom, a luxury sanctuary offers guests a King Bed with a hand-hewn headboard in keeping with the historic Breckenridge theme.
The condo is located on South Main Street, an easy walk to the QuickSilver Lift as well as Main Street’s commercial core to the north. Of course, after a day on the slopes your quads may enjoy the complementary shuttle.
Before dinner, consider laps in the on-site pool or some après-ski in the hot tubs. Not enough time on the slopes, hit the fitness center to top off your workout. Business calling? While Mexican lodging opportunities range from the 1-star dives to opulent waterfront vacation rental villas, airfare has always been a concern. However, with the H1N1 scare of last winter/spring and airlines looking to fill seats, airfare from the United States to Mexico is down 25% from last fall to $392 round trip. Our estate managers in Mexico have been most proactive concerning rates and enhanced opportunities for their deluxe and luxury vacation rentals.

It may seem that every hotelier is offering a sale on inventory. Of note recently is the “48 Hour Sale” when hoteliers sell off inventory at a steep discount, usually 50% rack rate. While we at The Society understand the practice we feel as property managers and owners it is important to understand such a promotion may NOT be in your best interest:
• Alienation of Existing Bookings: Be forewarned, your existing bookings may contact you and demand the same discounted rate.
• Future Clients Expect Discount: While you may be filling your coffers immediately the long-term impact is unknown. Will clients now expect discounted rates in the future and if not available, book elsewhere?
• You Are Not a Hotel: In general most hotels offer a standard product with slight variables. Vacation home rentals are unique and individual. If discounting, place incentives on the inventory which historically has been least in demand.
• Price By Bedroom/Occupancy: Most hotel room rates are based on Dbl. Occ. Be creative, break down rates based on a per person basis based on total occupancy.
As mentioned in the Staycation blog, free nights are a most attractive inducement to booking a vacation. While free nights are a discount, it does not diminish set rates. We are aware many properties are reducing rates to attract clients. While we are not opposed to this practice, in the future when rates rise, there will be some resistance when clients remember the heavily discounted rates.
We suggest offering free nights as follows:
“Book 7 Nights, Pay for 5” or
“Extend your vacation, book 5 nights; stay two additional nights on us”
While still extending a discounted rate, you are still able to 1) retain posted rack rates, 2) avoid hours revising rate sheets and 3) provide guests a bonus by offering free nights.
